Residential Foundation Repairs
for Erie, PA; Pittsburgh, PA; and Youngstown, OH

Sinking Home Foundations occur over time and can cause serious structural problems.

Signs Your Home Has a Foundation Problem

Foundation problems rarely announce themselves dramatically. Instead, they show up as subtle warning signs that are easy to dismiss until they get worse: Cracks in brick or mortar, especially diagonal or stair-step cracks. Doors or windows that stick or will not close properly. Floors that slope or feel bouncy in certain areas. Gaps forming between walls and the ceiling or floor. Cracks appearing in drywall, especially above doorways. A chimney that is leaning or pulling away from the house.

If you notice any of these signs, it is worth having a professional evaluate your foundation. A-1 Concrete Leveling offers free on-site evaluations throughout Pittsburgh, Erie, and Youngstown.

What Causes Home Foundations to Sink

Home foundations settle when the soil beneath them compresses, shifts, or washes away. In Western PA and Northeast Ohio, common causes include: expansive clay soils that swell when wet and shrink when dry, creating ongoing movement; poor drainage around the foundation that saturates and weakens the soil; tree roots that draw moisture away from the soil, causing it to shrink; and original construction on improperly compacted fill.

Our Foundation Repair Process

We use the QuadPower Piering System to stabilize and, in many cases, lift sinking home foundations. Steel piers are driven through the unstable soil to bedrock or load-bearing strata. The piers are then attached to the foundation and used to stabilize or raise it back toward its original position.

The QuadPower system has four times the surface area at the base of each pier compared to competitive systems, providing superior load-bearing capacity in the varied soil conditions found throughout Pittsburgh, Erie, and Youngstown.

This repair comes with a transferable Life of Structure Warranty. If you sell your home, the warranty transfers to the new owner.

Free Evaluation

Foundation repair is not a one-size-fits-all service. We offer free on-site evaluations where one of our experienced technicians will assess your specific situation and tell you honestly whether piering is necessary, whether another approach makes more sense, or whether you can wait and monitor the situation. There is no obligation and no pressure.
